We will check all the requirements and discuss your property/properties to establish market rents and anything that might need done to the property

If you’re happy, we will ask you to review and sign a contract and we will get to work with your property.

Fully Managed Service

  • Full access to our landlord and tenant portals
  • Tenant search, vetting and credit checks
  • Advertising your property and completing viewings
  • Drawing up and finalising leases
  • Ongoing periodic checks on your property
  • Keeping and maintaining records of legal requirements (EPC/Gas certificates etc)
  • Handling deposits, rents and claims and issuing remittance to landlords within 5 working days
  • Maintenance carried out by trusted professionals at preferential rates

Photographic Inventory

  • Photographic inventory of the property condition using our high definition camera
  • Includes walls, carpets, cupboards, kitchen appliances and furniture
  • This is accompanied by a summary report

This is dependent on the number of rooms and whether the property is furnished.

Gas Safety Certificate

In order to comply with legislation and Gas Safety Certificate is required.

Legionella Risk Assessment

Legionella Risk assessments are a legal requirement.

Energy Performance Certificate

An EPC is a legal requirement when letting a property. This needs to be carried out every 10 years

For portable equipment in properties, it is legally required that these are checked

The EICR is a legal requirement set by the Scottish Government
